Find the bottleneck
Ask the contractor which of these is holding the job this week.
- IfWaiting on the insurer to approve an estimate or supplementThenAsk the contractor when it was sent, then ask the adjuster for a status and a target date. Keep both conversations in writing.
- IfWaiting on a permitThenAsk whether the application is complete or the city has requested more information. Missing drawings are a common cause.
- IfWaiting on an inspectionThenAsk when it was requested and whether it failed. A failed inspection means corrections first, then a new request.
- IfWaiting on materialsThenAsk for the order date and the supplier's quoted delivery. Consider alternatives if a single item is holding the whole job.
- IfWaiting on your selectionsThenMake the decision. Owner selections for cabinets, flooring and fixtures are a frequent hidden delay.
- IfWaiting on a subcontractorThenAsk which trade, when they are scheduled, and what happens if they slip.
Items with longer lead times in fire rebuilds
| Item | Why it can take longer | How to reduce the wait |
|---|---|---|
| Roof trusses | Built to order for the specific span and load | Order as soon as the engineer or truss designer confirms the layout |
| Windows and patio doors | Custom sizes for older openings | Measure early, before interior work starts |
| Cabinets | Semi-custom lines are made to order | Choose early or consider in-stock lines |
| Electrical panels and equipment | Supply can be uneven | Ask the electrician to order during the evaluation |
| Furnaces and water heaters | Specific sizes or efficiency models | Confirm sizing early so the order is placed with the rough-in |
| Matching brick or stone | Sourcing a blend takes time | Bring samples to suppliers in the first weeks |
Winter adds its own pauses
Along the Front Range, cold snaps and snow can stop roofing, exterior masonry, concrete and exterior paint for days at a time. If the house was opened up in the fall, ask how it will be heated and protected through winter, and whether interior work can continue in the meantime. Temporary heat may also be needed to keep pipes from freezing and to let drywall compound and paint cure properly.
None of these delays is unusual by itself. What makes a rebuild feel endless is when several stack up and nobody tells the owner which one is in effect.
A weekly check-in that keeps things moving
- What was completed this week?
- What is scheduled next week, and who is doing it?
- What is the job waiting on, and since when?
- Is there any decision needed from me?
- Has the overall completion estimate changed, and why?
