Two very different Arvada houses

Mid-century ranch near Wadsworth or Ralston Road

  • Brick or frame ranch, often with a full or partial basement
  • Site-built rafters, plaster or early drywall
  • Firefighting water tends to end up in the basement
  • Older wiring and materials may need testing and upgrades
  • Finishes like trim and brick can be hard to match

Newer northwest Arvada two-story

  • Wood frame with trusses and engineered floor joists
  • Open plans that spread smoke widely
  • HOA architectural review common
  • Builder-grade finishes are often easier to match
  • Heat-exposed engineered framing is usually replaced

Basements and firefighting water

Many Arvada ranches from the 1950s through the 1970s have basements, some finished decades ago with paneling, carpet and drop ceilings. When a fire on the main floor is put out, water runs down through floor openings, along ducts and down stairwells into that basement. The basement can end up with more square footage of damage than the main floor, even though nothing burned there.

Ask that the basement be assessed as its own area in the estimate, with moisture readings and photos, and that finished basement walls be opened where water may have run behind them.

Whose permit, whose rules?

  • IfThe parcel is inside Arvada city limitsThenBuilding permits and inspections go through the City of Arvada's building division.
  • IfThe mailing address says Arvada but the parcel is near Standley Lake or 80th AvenueThenConfirm the jurisdiction. Some addresses near the border are actually in Westminster, and some are unincorporated Jefferson County.
  • IfThe house is in or near Olde Town ArvadaThenAsk the city whether the property is in a historic district or is a designated landmark, which can affect exterior repairs.
  • IfThe house is in a newer HOA communityThenStart the HOA's architectural approval alongside the permit application.

Arvada-specific items for your rebuild file

  • Parcel record confirming the city or county jurisdiction.
  • Basement moisture readings and photos, separate from the main floor.
  • Testing results for older materials before demolition in pre-1980 homes.
  • HOA approval letter for exterior work, where applicable.
  • Any historic district or landmark guidance from the city, if relevant.

Common questions

Does Ralston Creek or a floodplain affect a fire rebuild?

Usually not directly, but if the house sits in a mapped floodplain, substantial rebuilding can bring floodplain rules into play. Ask the City of Arvada whether your parcel is mapped and what applies to a large repair.

Is the permit process the same as in Westminster?

The general structure of permits and inspections is similar, but each city runs its own system, fees and schedules. Use the building division for the jurisdiction where the parcel sits.
