Thornton's housing, by era

A rough guide; individual neighborhoods vary.

1950s and 1960s
The original planned area in south Thornton: compact single-story brick ranches, many with basements or crawlspaces, on small lots.
1970s and 1980s
Bi-levels, tri-levels and ranches spreading north, along with apartments and early townhomes.
1990s and 2000s
Larger two-story homes and HOA communities further north.
Recent decades
New subdivisions toward the city's northern edge, with modern framing and building-code features.

Small brick ranches: more contained, harder to match

Brick exterior walls help keep a fire inside the house, but they also keep heat and smoke in. In a compact ranch with a low attic, a kitchen fire can quickly fill the attic with smoke and heat the roof framing across the whole house. Interior plaster or early drywall, original hardwood under carpet, and narrow trim are common, and many of these homes have been remodeled several times, so the rebuild often uncovers previous work that does not meet current code.

Matching brick is a frequent question when a fire damages an exterior wall or a chimney. Brick from the 1950s may not be available, so salvaging undamaged brick from a less visible area is sometimes part of the plan.

Questions for a Thornton rebuild

  1. Is the address inside Thornton city limits, or in unincorporated Adams County?
  2. Was the attic across the whole house checked for smoke and heat, not just above the fire?
  3. Were previous remodels done with permits, and does the rebuild need to correct any unpermitted work?
  4. Can undamaged brick be salvaged to repair visible walls?
  5. For newer homes, has the HOA approval process for exterior work started?

Common questions

The house has a crawlspace instead of a basement. Does that matter?

Yes. Firefighting water can pool in a crawlspace where nobody sees it, wetting the floor framing and insulation from below. Ask that the crawlspace be checked and dried as its own area.

The house came with an older addition when it was bought. Does the rebuild have to fix it?

If the fire damaged the addition, the repaired parts generally need to meet current code. If inspectors find unpermitted work in the areas being repaired, they may require corrections. Ask early so it is not a surprise late in the job.

Can a 1950s ranch be rebuilt with a different floor plan?

Often, if you are willing to pay for the changes beyond the covered repair and the plan meets zoning and building rules. Talk to the adjuster before the design is final.
